SE Wisconsin foreclosures rise by 4.6 percent in Jan.

In southeastern Wisconsin, foreclosures increased by 4.6 percent last month.  Courts in Milwaukee, Kenosha, Racine, Waukesha, Ozaukee, Washington, and Walworth counties received 1,018 mortgage foreclosures in January.

The amount of foreclosures filed in southeastern Wisconsin last month is 4.6 percent higher than the amount filed in January 2011.  Milwaukee County had the most foreclosures in January with a total of 542.  Kenosha had the most significant year-over-year increase at 24.2 percent.

Foreclosures also increased in Waukesha County from 111 last year to 123 this year.  Racine, Ozaukee, Washington, and Walworth all saw a decrease in foreclosures last month.

Southeastern Wisconsin foreclosures up in Novemeber

Last month, foreclosures in southeastern Wisconsin increased to 1,011 from 865 in November 2010 — a 16.9 percent year-over-year increase.  In Milwaukee County, foreclosures increased by 13.5 percent to 528.

Southeastern Wisconsin includes Milwaukee, Kenosha, Racine, Ozaukee, Washington, Walworth, and Waukesha counties.  November was only the second month of the year in which foreclosure filings in southeastern Wisconsin reached over 1,000 filings.  From January 2010 through November 2010, total monthly foreclosures were higher than 1,000 six times.

For the first 11 months of this year, foreclosure filings in southeastern Wisconsin totaled 9,763 — a 14 percent decrease from foreclosures filed in the same time period last year.

Experts say foreclosures increased in November because some cases that were delayed because of paperwork issues have moved on to being processed through the foreclosure system.

October foreclosures experienced 25 percent year-over-year decrease

Last month’s foreclosures in southeastern Wisconsin experienced a 25 percent year-over-year decrease.  In Milwaukee County, foreclosure filings were 18.8 percent lower this year than in 2010.

Last month, a total of 806 foreclosures were filed in the region and 440 foreclosures were filed in Milwaukee County.  All 7 southeastern Wisconsin counties, experienced year-over-year decreases of over 10 percent.

Kenosha County experienced the greatest year-over-year decrease in October with a 41 percent drop in foreclosure filings.  Ozaukee County had the smallest drop in filings at 11.5 percent.

Foreclosures filings from January through October of this year are 16.5 percent fewer than foreclosures filed in the same time period last year.

Foreclosures reach lowest level of the year

Bankruptcy figures released last Friday by the federal government show that Wisconsin is experiencing record lows in foreclosure filings.  Southeastern Wisconsin had the lowest amount of foreclosure filings of any region of the state.

In the first quarter of the year, Wisconsins’ economy grew by .04 percent.  In the second quarter of the year, the economy grew by close to 1.3 percent.

A total of 725 foreclosures were filed in southeastern Wisconsin in July — marking the lowest number of foreclosures filed in the region since June 2007.  Furthermore, the total of 725 filings was 21 percent lower than the total number of foreclosures filed in the same month last year.

Wisconsin foreclosure filings drop 8 percent in June

In June, foreclosure filings in Wisconsin dropped by 8 percent from June 2010.  June was the sixth month in a row of year-over-year decreases in foreclosure filings in Wisconsin.

In the first 6 months of 2011, 13.5 percent fewer foreclosures were filed in Milwaukee, Kenosha, Racine, Walworth, Ozaukee, Waukesha, and Washington counties than in the first 6 months of 2010.

However, in the Milwaukee area, foreclosure filings still remain elevated due to a continued weak housing market and high unemployment rate.  June foreclosure filings in Milwaukee only dropped from 477 to 453.

Fewer delinquent on mortgages in 1st quarter

In the first quarter of this year, fewer homeowners in Wisconsin were delinquent on their mortgage loans.  From January to March, 5.46 percent of mortgage loans were overdue while 6.46 percent were overdue in the first quarter of 2010.

Additionally, the percentage of delinquent mortgage loans in Wisconsin remained lower than the national average in the first quarter of the year.  Last year, 9.38 percent of mortgage loans were overdue nationwide in the first quarter and 7.79 percent were overdue in the first quarter of this year.

However, foreclosures on mortgages in the state increased slightly over the first quarter of the year.  The foreclosure rate in Wisconsin increased from 3.51 percent last year to 3.74 percent this year.

Wisconsin foreclosure filings down in April

Although foreclosure filings in the country and state still remain high compared to what is considered normal, foreclosures filed in southeastern Wisconsin in April reached a new low.  20 percent fewer foreclosures were filed last month than in April 2010.  The total number of foreclosures filed last April was the lowest of any month for 2 and a half years.

In April 2010, 1,084 foreclosures were filed in Milwaukee, Waukesha, Racine, Washington, Walworth, Kenosha, and Ozaukee counties, while only 864 were filed last month.  The last time that foreclosure filings were lower than 864 in the region was in August 2008 when 792 foreclosures were filed in the counties.

Foreclosures down in first quarter of 2011

Wisconsin foreclosure figures for the first quarter of 2011 show a 10.2 percent decrease in foreclosure filings in southeastern Wisconsin from the first quarter of 2010.  In the seven county region, 2,906 foreclosures were filed from January through March.  In 2010, 3,235 foreclosures were filed in the same span of time.

Since the beginning of the year, Milwaukee County has seen fewer than 500 foreclosures every month.  Last year, the county had an average of 536 foreclosure filings every month, and a year before, it had a monthly average of 594.

Looking at the month of March alone, foreclosure filings were 14.6 percent lower than March 2010.  1,018 foreclosures were filed in the seven county area in March of this year, whereas 1,192 were filed in March 2010.

Wisconsin has 10th most foreclosures in the country

According to foreclosure data complied by RealtyTrac and covering February 2011, Wisconsin had the 10th highest number of foreclosures and the 12th highest foreclosure rate in the country.  In February, there were 4,478 foreclosures in the state and 225,101 in the country.

Wisconsin and the other states included in the top 10 states with the highest number of foreclosures made up 70 percent of the nation’s foreclosures in February 2011.  Nationwide, one in 577 homes in the country faced foreclosure.  In Wisconsin, one in every 578 housing units faced foreclosure.

Nationwide foreclosures reached a 36-month low, with the number of foreclosures being the lowest since February 2008.  Nevada had the highest number of foreclosures in the country with one in every 119 units being foreclosed.

Hotel Mead stays open after foreclosure

Earlier this month, Hotel Mead in Wisconsin Rapids, Wisconsin went into foreclosure.  Despite this, hotel officials say that the business will remain operating and open for customers while executives look for a buyer.

The hotel’s owner, W R Hotel Properties, worked with WoodTrust Bank for more than a month to come to a deal that would allow the hotel to continue operating even if it went into foreclosure.  Under the agreement, WoodTrust Bank is authorized to manage the property and its sale.

Wisconsin Rapids Finance and Property Committee Chairwoman and City Council President Jean Young stated, “We are working with the bank and any prospective (buyers), so the city gets what we’re owed–but in a way to make sure the hotel does not go dark.”
